Hey guys just came across a listing that has an animate image or a short video as their cover photo. It actually plays a clip for a few seconds. It appears this listing is getting many more views than other similar listings so this might be something that's working for more views.

Anyone know how to make one of these images? It even shows as an animation in the search results.

I live in Vancouver Canada and have short-term rentals in Arizona. As of January 1st 2017 the state has somewhat legalized short-term rentals. The only restrictions will be from HOA but there are many houses that have no HOA in Scottsdale where I invest. I am also now looking in other areas, and it seems Mammoth is one of those profitable locations that I will look into. I self manage and have a great cleaning crew and trades people to help me out on demand.

thanks for this suggestion seems like this is exactly what I need. (Hurdlr) Im just setting up my bank right now. 

And yes all my properties have separate bank accounts and credit cards.

I see you are from BC so I don't even know what taxes look like there but if you are just looking for a flat, easy expense tracker that you can export at then end of the year, for one, I suggest you run your STR money out of a dedicated checking account. Then, I like to use Mint or Hurdlr (both free) to track my transactions (currently using Hurdlr) which connects to your account (mobile app only available) and every time you get a transaction it pops up a little alert to categorize it and keeps track of your true cash flow throughout the year. You can even break Hurdlr out into different sub accounts (different properties) I believe which can help you evaluate expense from a per property bases as well.

Hmmm this must of gotten posted in the wrong section. Should of been in short term rentals.

good on you for leaving the job that was going nowhere. I was in the same situation and had to do the same thing. Although I had already replaced my income with short term rental income now I have all the time to do real estate and other things that I love.

all of my houses have cable TV. And one of my houses has 5 TVs with cable boxes. I am thinking of cancelling cable with Cox, and substituting with Netflix. What do you think about this move will I have any negative effects? I've never had anyone comment about cable TV but I've had a few ask for certain channels to watch sports. I am getting two more houses up and ready but probably will not get cable. What do you guys think?

I would wait for 2/2. I had 2 units (1/1) at the Maya (7625 E Camelback Rd) and I just sold both of them. While my 1/1 was 80% occupied (much higher in peak season) a 2/2 would sleep more resulting in a higher nightly rate. And at the Maya at least, a 2/2 is only 30k more than a 1/1. Good luck

I'll be doing a reno soon in GG. Do I need permits for basic stuff inside my home. Flooring, kitchen & bathroom
