What do you guys this of cities surrounding Disneyland? I know Anaheim has banned str but the cities around DL like orange, CA look good. 

Price of homes are Higher than what I'm use to but with  the str model it looks like the numbers will still work.

 Great, I will look into this location. I thought maui had certain restrictions and it was difficult for short-term rentals. do you know much about that?

You should meet with a {Canadian} accountant experienced in cross-border business or real estate before you purchased any property in the U.S.A.

LLCs do not exist in Canada and the CRA is apt to tax the income differently than you may anticipate.

 Anyone you guys can suggest speaking to? I've called a few in my local area and I cannot find someone who has experience in the USA side.

just like the title says should I purchase homes in my personal or under entities like an LLC. I have read if I use an LLC I will get double taxed in the USA and in Canada Does anyone know if this is true or not I am trying to find a CPA to help me with this If anyone has a CPA who works on both sides of the Border let me know thank you

We don't exactly do the whole "season" thing here haha. Of course, some months are more active than others, but there really aren't any "dead periods," so to speak.

All you have to do for it to be a legit "Second Home" and not an investment property is PROMISE to go there for skiing or water skiing once a year. Think you can handle that horrid burden?

As for a "second home" I've told my lender I'm going to use it for personal use and use it on Airbnb while I don't use it for personal use. Is it usually the intent during the mortgage application process? I mean surely i'm allowed to change my mind and rent it out?

Does anyone know of a city that attracts tourist and visitors in all 4 seasons. I'm looking to invest in an airbnb property. Currently have 3 in AZ but the summers are low season and bookings drop off significantly. Thank you

Hey everyone. I'm in Vancouver BC and invest in Arizona as well. 

Looking for some more I on having a tin. Are you guys referring to the firpta withholding (not a tax) on a sale of real estate over 100k and to a non primary resident buyer?

 I have a basement in my primary home that's been rented for 8 years. I also had a house that I just sold after 15 years of being rented yet to tear lease. This is where my funds have come from to invest into the USA. 

I made the mistake on my first home to order alot on amaz. I was left assembling furniture for days. Ive now found a furniture store that charges $99 for delivery and installation. The store is living spaces and they're in AZ, not sure if they are in other markets. I now buy almost all furniture from them because I have no assembly. I dont buy their mattresses because they are overpriced so I still get my mattresses from Amazon.
