Hello! We are making an offer on our first investment property and are a little torn. It's a 1/1, beautifully furnished in an excellent downtown Scottsdale location. Our goal is short term vacay rental. Anyone out there have feedback on 1/1? Do we need to hold off for a 2/1 or 2/2? Thanks!! :-)

@Toby Rachel, I'm sure you realize this but you are limiting who can rent your place.

If it is downtown close to bars and nightlife where couples might want to be then it might work out ok. But you will eliminate families and small groups.

Check out VRBO and AIrBNB for similar properties in your area and see what rates they are charging and how full their calendars are. Then do the same thing for 2 bedrooms to compare.
