 thanks for the suggestion. I've actually looked at Xero before but it seemed to be over my head and more than what i needed. I think I'll go back to it though since it's something I've heard others say as well being the best solution. 

Can you please share your process in Xero?  Are transactions imported automatically from bank accounts? I have a few listings that each have their own bank account/credit cards so hopefully it'll be a smooth process.

@Michael Greenberg it is not true that you are only allowed to Nest thermostats per account. You are allowed to home's per account and within each home you can add as many products as you need. I have one for my Airbnb homes and another for my personal residence. my Airbnb homes have 3 Nest thermostats and five Nest outdoor camera so far.

I purchased my home in 2010 for 600k and now it's worth 1.1 - 1.2 million. Yes u got lucky in an appreciating market. If you were me would you sell? I have a heloc of 80 % LTV available at any time. I own 3 rental properties currently.

Sorry don't know a designer... But... I'm trying to get into the Seattle market as well. Currently I live across the border in Canada (20 mins from Blaine WA). Send me any homes you're trying to get rid of as I might be interested.

Also want to add this only works for desktop searches of airbnb. The mobile app seems to select a random frame of the gif.

just messing around and it appears airbnb accepts gifs.  so it might be easier than i thought.

is this against any terms? I had a quick look at their terms and don't see anything
