Can foreigners get mortgages in the USA?

Hi everyone 

I'm fairly new to BP and I'm looking for advice on how to secure a loan to invest in the USA. I live in Canada and I own 1 single family home in Arizona. I'm looking to add a few more to my portfolio. 

I have about 200k usd cash also. 

I'd like to know if it's possible for me to get a traditional loan in the USA at a decent rate. 

I have spoken to a broker and this is what I'm being offered 

1 Fixed Rate ARM

Rate at 25% down would be 7.99%

Rate at 30% down would be 7.745%

Rate at 35% down would be 7.615%

Rate at 40% down would be 7.495%

Rate at 45% down would be 7.365%

These seem high compared to my 3.2% heloc I have in Canada, is this a good rate in the USA?

Form an LLC and transfer the properties to that LLC. This could be a single member (you) LLC. Now you have a US entity that owns the property..
