@Nick C. makes a solid point. Think about if you made a bad investment with your $50k. You'd probably still have some of the $50k left over and have gotten a better education for it too. The general consensus on this site is the pay to learn programs like Fortune Builders are not helpful for the cost you pay.

Thanks for this. Just got mine a few days ago. Stupid question, but if the new assessment sticks, I can depreciate based on the new assessed value correct?

I used Scott Farrar. He did really well for me. Took his time and did a good job finding retail comps as well as the investor comps. He was also very responsive.

Yes. This one looked really good. I am getting a tenant in one of mine currently, I have a refinance I will be working through to open up more cash for me and also have to replace my primary residences roof. Damn storms in California wreaked havoc. Long story is I need to take care of a few things before I buy again. Probably a few months. Keep me in mind.

If you did a 15 year loan at the same rate and LTV, you would lose 2028 in cash flow for the year, but gain 2095 in principal pay down. So break even. After the first year you would start making more gross equity on an annual basis. On a 15 year loan though you may be required to be more out of pocket, but at a lower interest rate.

@Alex Craig and @James Wachob make solid points. Having the entire process accountable to itself (i.e. entire team under one roof) makes a huge difference. In fact when touring Alex's office and meeting people, one of my colleagues @Scott Parshall mentioned he was very impressed to hear that they try to close out all communications by days end.

Communication will kill marriages and real estate investments if not done or done poorly. @Thomas Wilson PM me if you want a new player's perspective on TK.
