You're are looking at it as a serious issue... Step away for a second. Not to be that guy but you will experience wrenches put into your plans on most deals. Nothing goes to plan 100% of the time. The bank will still want to keep your business after five years. If not, another bank will! It is a little scary not knowing what your rate will be, but I wouldn't let that be your deal breaker! Just run your numbers and double check every aspect to make sure it makes sense! Good luck!!!

Yes definitely use a realtor! Don't be afraid to interview realtors and work to find the best fit for what you are looking for.

You will have to look. I pay a set yearly fee depending on the number of units you have.

The only thing I would add is you may want to keep the water in your name and give them that bill to pay. I know for us if the water gets behind its the one utility they will go after the home owner for. That may depend on the state you are in.

as everyone has stated, keep looking! You say you don't know if you want the hassle of being a landlord. If that's the case you definitely want to figure in a property management fee. Adding that will put you in the red. Just something to think about. I currently manage my properties but I still add it in because I don't plan on managing them forever.
