Zarak, your seller finance terms make it unbearable unless someone is willing to cash flow negative for 10 yrs.  $550 - 405 mortgage = $145/mo to cover all other expenses such as taxes, insurance, property management, utilities, capex, vacancy & maintenance/repairs
