So I finally set up a website using squarespace. I really feel like it's very reasonable price wise. One of my main reasons for setting a website up is because we want to start doing postcards/yellow letters to generate leads and I feel like people will be much more willing to have that be the first contact. I'm just wondering if anyone would be willing to share their website so I can look at it and maybe get my wheels turning? I'm not looking to copy anyone's website, just looking for ideas! Thank you in advance!

another option if you don't have that much cash on hand is to look at getting an open line of credit. That is the option we are currently using.

Charles brings up good points. Another thing to as yourself when looking at paying extra towards principle, how cheap is money right now? Could the extra money that would be used towards paying it down early be used to get another property that would bring a higher return? 

If you do decide to stop your full time job there are other options out there for getting a loan on investment properties. You could look at doing a business loan, etc. you will have to have a higher percentage down and most will only do 20-25 years. Just somethings to think about.

You have to start thinking outside the box! it really depends on what you plan on doing in REI... Have you looked into lease options, wholesaling, listen to the B.U.R.R. Podcast... If you have equity in your townhouse and are open to using that equity, that may open some doors for you as well.

Barbara,

You made a great first step, joining bigger pockets. There are tons of podcast and articles that you should listen to and read. I listen to all of them even if I don't think they are ones that pertain to what I'm doing/looking to do. I have found there is great information in every one of them. Educate yourself and you will find all the answers you're looking for.
