@Samuel Affhauser - I flip homes, am a realtor, and wholesale occasionally.

In our area, all the larger/producing wholesalers are real estate agents. The small wholesaler is almost never licensed.

We've had no problem working with investors as a licensed agent. I think that the problem you're having is mindset and perspective. Take a look at one small thing: you introduced yourself as a Realtor and investor; I swapped that order.

12 months ago I realized I wanted to make investing my primary business - so I started with my language. This year our investment business has exploded. Is it because I introduced myself as an investor? no. However, it was a great daily reminder that I'm an investor 1st and agent 2nd. Perspective is everything. :)

Note: as a licensed agent - ensure that you're disclosing everything properly to be compliant.

@Jason Dobbins - I'm super cheap. If you don't need any automation built in and missing a call isn't a big deal (I imagine it's not in the landscaping business), you might just use Google Voice. It's free, programmable, and you can route calls to your cell phone or employees. 

If you intend to scale, Grasshopper, Talkroute, or some of the business VOIP services might be better.

@Hilaree Fraly - go for it! I'm from the Grand Rapids area and like Greenville but don't have rentals there.

If you are getting instant equity and the numbers work for a rental, then it's a no brainer. If numbers don't work as a rental, then call me. I'd buy it for those numbers and we could give you a wholesale fee and give you time to move out of the property.

@Steven Torok - since an LLC is only a legal hedge of protection it doesn't offer any tax benefits since it acts as a pass through entity.

You'll be paying income tax on any profits that your rentals show, regardless of what you do with the money (whether you buy more real estate or a Porsche).

However, if you refinance the properties, you can often show a loss for each rental property after depreciation/taxes/mortgage/expenses.

I thought I'd tell a very small piece of my story:

Last year, I had got a call from someone on Craigslist. They were going to lose their home to tax foreclosure and wanted sell it fast.

He wanted $1 for the property. I said yes. We bought and sold the property eventually earning $3200 in just over two weeks.

During the process I found out it was the whorehouse of Muskegon Heights.

Now when my mom asks, "how's business?" I get to say, "well I don't own a whorehouse anymore, so life is pretty good."

I bought a house for $1 in Muskegon Heights. Turned out after owning it that I found out, "that's the whorehouse of Muskegon Heights."

Then I sold it as quickly as I could and made some money.

I think if I ever write a book, I should title it: "How I ethically made $3200 in two weeks by owning a whorehouse"

@Antoine Ferguson - the order and sequence of opening your bank account won't really matter.

Your bank will require your LLC paperwork, operation agreement (if there's more than 1 member) and EIN number. Registering your business name with your state shouldn't have an impact on banking :)

@Joel Brown - Go for it! Just ensure that you've disclosed that the property is under contract to the potential buyer.

If you choose to accept the backup offer, include in the offer something like this, "the acceptance of this offer is contingent on the mutual release of the 1st position offer."

LexisNexis all day long if you can afford it.

If you need a cheaper option, we use a service through Title Toolkit (provided by ReboGateway) and are happy with their results and price. You can skip trace any size list as well.
