Jacques, that sounds like it could be a good opportunity. However, I have a few concerns:

Check association bylaws - $150 isn't bad for what it offers, but there might be some surprises buried in the details.

High overhead - 50% Property Management fees are high in this area. Typically, I've seen weekly rental management fees of approximately 25% in West Michigan. I don't see why you couldn't bring that much lower.

Nightly rate - $400/night seems unrealistic. Without seeing the property of estimate nightly rent closer to the $100-140/night.

How many weeks per year do you expect to rent the unit? With summer rentals in West Michigan we expect about 10 weeks. Given the indoor water it will likely perform well in the fall and spring as well, so I'm not quite sure what to account for.

Getting your real estate license can be rewarding. Yes, the startup costs are low. However, proceed with caution.

As a part-time agent it's unlikely you'll be involved with more than 1-2 transaction per year. This isn't enough to make you familiar with the necessary paperwork or allow you to know the market like a full time agent does. Sure you might make a few thousand during your next transaction, or when a friend wants to sell their house- but it carries the risk of losing a deal or not accounting for other factors that could hurt you or your clients.

I encourage every investor to find a full-time professional who can assist with their search, help analyze the deal, and ensure the transaction goes smoothly every time.

If you decide to pursue licensing as a part-time agent tread very carefully! If you have any other questions, I'd be happy to give you a hand.

Hello! I've been perusing BiggerPockets for about a year and thought it's time I introduce myself.

I'm a West Michigan Realtor excited about working with more investments and investors. I've been married a year and half to my beautiful wife and just purchased our first home in Grand Haven, MI. We are currently looking for another investment property. Good thing I know a great Realtor! ;)
