@Patrick Russell - you can likely contact a local area PM and ask for comps. Airbnb and homeaway are good as well. Its important to take into considerations how a property can do year over year. Year one can be the biggest hurdle (starting out, establishing reviews, clientele, etc. I have worked with local area real estate agents and performed a rental analysis that essential looks at the homes potential given certain criteria are met. Coming turnkey does not necessarily mean that it is quality or that renters are going to want to return and/or leave a positive review... I have seen some threads that go over suggestions on how to compare/analyze VR properties. Take a gander in the search platform and see what you find.

Elva S. Walking the property (interior & exterior) provides a great opportunity to discuss any maintenance items with the tenant and give a gauge of how current condition vs move in condition or past inspection condition. Using a form is important. Pictures are good. You could take it a step further and even use a free home inspection app.

Ryan Rogers my first purchase was homepath. It was bought as a primary. Looking back, it wasn't that bad. The bank even let me negotiate a little bit.
