Hey @Tim Kappel, I have worked a lot with Dennis Regen (541-992-2177) and Hannah Katz (541-418-3101). Both are familiar with the various intricacies of the Oregon coast. Lincoln County (Newport), is fairly restrictive on STR's.

Hey, I own a four-plex in Dayton, Ohio. I’ve been with a new management company since the end of December 2020. In looking at PM’s, there seems to be a high, but fixed, per month charge option, or there is a management fee option. I went with a management fee option as the price per door seemed too high. I’m starting to question that as my current company is charging for every...single..item and it’s costing an arm and a leg to use them.

This isn’t a bashing session. I’m a property manager for my own portfolio in Oregon and I decided to not self manage from afar. Frustrations and concerns have been relayed. The communication is getting better, but it’s still not there. And my rent is being eaten up by a ton of expenses that seem off. Snow removal for February is at $700 already...

What company do you work with to manage your property(ies)?

Interesting advice. Free cleaning? Unlikely if you are out of the area. There are many who Manage vacations rentals themselves, there are many that also partner with a management company. It all comes down to how much you want to be involved and responsible for and who you think can make you more money. For many people, teaming up with a property manager can provide better returns and they take most of the headaches!

Brice Naylor , it varies by area and structure. Some companies, such as Evolve, come in lower as they just provide the minimum management structure (I am guessing you can add on though). So, it could be as low as 10% and upwards of 40%. Then you have fixed rent options too (guaranteed monthly payments regardless of how it rents.). I feel like I remember a thread a while back from a Monika Haebich stating the national average is 23%. You may want to reach out to her about that. I believe she works with a company that provides a platform for property owners to sort of put their property out on a platform for management companies to then bid on. Another interesting structure. Lots of options and fee structures.

Sabrina H. I've worked with Peter Barton home inspections a few times and had no issues. I also work with a company that works with property owners in managing both vacation and long term rentals (from single family to multi family and commercial). Vacation rentals can do well here, and long term rentals have recently had significantly low vacancy rates. I'd be happy to discuss any questions or concerns you have.
