I am a licensed property manager working with a portfolio of single/multi family and commercial properties primarily concentrated on the central Oregon coast. I also work with an incredible team managing a sizable portfolio of vacation rentals from Pacific City to Newport. I am a real estate investor. My goal is to learn as much as possibly in all areas of real estate, understand it and then apply it.

Hello Jay, Vacasa also offers other management options - not just the 35%. They typically have a 30 and 25 percent option and dabble with some income guarantees - even a fixed rent option. I would encourage you to check with some of the vacation rental property managers in the area. I've seen a few pitches that also cover a hot tub - these are popular on the Oregon coast. They should be able to provide you with a fairly accurate market analysis and projection based on basic information and just knowing the area. I manage one of the largest property management companies on the central Oregon coast and would be more than happy to answer any questions you might have even though you are not in our market. We focus on Pacific City and south to Newport. I am also a real estate investor in the Lincoln City area. I would encourage you to also check with the local government to see what their stance and governing is on vacation rentals - either through air bnb or other third party management. Many municipalities are tightening their laws governing vacation rentals and would hate to see you get caught in a bad deal. Best of luck and happy renting!
