Mobiles are one of the best way to cash flow either by renting or selling, like with other realestate they can and will go up in value if you take care of them, if you treat any home like lots of slumlords do they will go down in value, should be tons of opportunity in your area, good luck

we only do mobiles now, much cheaper to buy and fix, if you worry about risk of losing money its a great place to start and stay or branch out as you get more experience

@Jay Cam, we work with a couple different parks, some of them can be very difficult to work with, just be sure to tell them what you want to do, the nicer parks will want you to sign for the lot rent or otherwise they won't work with you, the lot rent in my experience is no different than paying taxes on a stick built house, just factor it in to your cost and go for it
