the answers here on your post are funny, but yes you would be buying the home only, I'm sure you will be paying lot rent as well but also look at the stupid rents in this area I'm sure you could make money investing in these types of homes in this area, these mobile homes are the only affordable housing left, hope this helps you out, Don't take advise from people that don't invest in mobile homes

hud  standards started in 76, its good they have a title, be sure to get approved by the park if you plan on renting cause some parks will not allow to do this turn electric on if not already and check hvac, plumbing, electric in the home, also check for roof leaks on the ceiling

It's a 3 Bed and 2 Bath single wide mobile home around 1050 sq ft, one of the rooms is finished in the back (1/3 rooms) it just needs flooring and it will be all set. then we have the rest of the place to do. We have received quotes and made estimates of what it will cost to fix the entire place and that is $10,000-$13,000 so after we fix up the place we should profit a good margin.

That is where are at today, from here on I will continue to update this post and for anyone that has questions feel free to drop them below because me, myself will have plenty of questions throughout the project. I want to create a space where individuals can come and create value within this niche!  

 congrats @Jacob Carpenter, don't be telling all the investors in this group about the great returns mobile homes pay out thankfully most won't do mobile homes because they not Realestate

we just use fb marketplace or craigslist, I don't know of any specific site other than the ones listed on this forum

I would like to bring this to front of our discussions again especially since you guys just completed another episode of the OG podcast talking about affordable housing, this world we live in is desperate need of affordable housing, please give us back our mobile home heading

start small, I recommend and love investing in mobile homes, depending on the area you can get started for 5k and very little risk, mobile homes on land cost more but if you buy one in a park you can usually get them cheap
