if its attached to land you should be able to go to county GIS in that area to look up needed info, if its just in a park where they pay lot rent you will need to go into the park and talk to manager/owner to see what the homes are selling/ renting for. Ask all the questions you want that is what this site is for good luck @Lance Palmer

definitely need to keep building a relationship with park management, I would just work with the seller to find a buyer and  wholesale the home, no lot lease agreement needed

I would use your w2 funds and work on getting land cleared and getting road passable then get some electric septic and wells on property if not already there then put some mobiles on it

@John Powell, as long as your get everything approved through the county and its all legal, sounds like a cash cow to me especially these over inflated housing prices will be sending more people in your direction

@Robert Naucke Jr, they do this often in my area on private wells, I would have everyone sign a new lease once you get them installed or as current leases expire

@Gary Gristick, it does not sound like she ready to sell yet because she not wanting to discuss selling yet, owner finance would be a great way for her to sell and avoid huge capital gains bills, I would keep trying to contact her to see if she will let you learn the business and build a relationship with her, over time she will sell to you

@Jake Kraft, I don't see any down side as long as you like the work and dealing with the tenants, mobile homes are the last affordable housing available, I'm sure there won't be a shortage of tenants as more and more people are ditching overpriced homes in exchange to live a little, good luck

@David Frandsen, just tell the park owner your plans with the home to get their permission otherwise they could force you to move home, good luck
