@Ryan Dossey I can handle profane, rude, nasty, mean, angry, and dumb lol  But I still usually at least get enough info, considering these people want to be taken off my list.  I guess John just figured he was so super special I'd remember mailing to him specifically

Hmm... It's possible he's not 100% committed to selling.  He "wants" to sell but from that information alone sounds like he doesn't "need" to sell.  Those deals are harder to work.

Just keep plugging along!  He'll let you know if he is willing to deal, otherwise...on to the next!

The exact numbers weren't quite clear originally @Brandy Johnson.  So it wasn't as bad as I thought at first, my bad!

However, the rest of my comment remains.  He is most likely trying to "make you sweat" so he can push for a higher price.  Use his motivation and the approach of joint problem solving to keep him on track.

I just got an angry call from someone that received my letter.  It started "normal" with him saying he didn't want to sell his house and that he didn't like that I had the audacity to ask.  No problem.  I handled the call with my usual tact, apologizing for upsetting him and asking him for either his name or address so I can go into my database and prevent from bothering him again.

He responded that his name was "John".  He refused to give me any further identifying details, saying if I found him in the first place I should have no issue knowing exactly who he is now.  I tried to explain that I had a marketing list and that I don't know which "John" he is, so without further information I was likely to mail to him again.  He said "If you send me another letter I'm going to charge you with harassment," and hung up on me.

What am I supposed to do at this point?  I have at least 50 "Johns" on my list.  My list grows daily and I send out letters daily so I have no way of knowing even which "group" he's in.  I'm not going to just stop mailing to everyone named John.  I'm definitely not going to call him back.  Do I just ignore the threat and hope to get more information next time when he inevitably calls again (since clearly if I don't know who he is I can't remove him from my list)?

You should have investors and/or investment money(or at least know where you're going to get it) before getting a house under contract.  What happens if you tie up somebody's property for two months and can't get a loan...?

The contract to use is just a standard purchase contract.  There are some contracts here on BP but you will be better served to get legal counsel.

I agree increase equity to 60-70% minimum... It leaves more "wiggle room" in the price negotiations.

I'd also suggest adding age criteria if you can. Older owners (45-50+) will get you better results.

If you want "general" read books and guides on general investing.

As far as these two, are you looking to flip or hold? If you had the opportunity to do either one tomorrow, which would you do? Read that book first.

Be very careful buying from a wholesaler as a newbie. Make sure you know how to run your own numbers!

Definitely do all your due diligence BEFORE signing or paying anything. Contact a title company and have them check titles.

See if you can get in touch with a well established and highly recommended (by other investors in your niche) wholesaler that has a reputation for accuracy.

Somehow you have to decide which will cost you more... using a list with some outdated leads, or buying another list where some leads would be duplicates.

I'd stick with the list you have.
