@Carlos Coronado if you can't find an end buyer within the time frame you've given yourself, why not close on the property yourself?

If you back out of the deal last minute be aware that you will be forfeiting your earnest money.  It's the least you can do after tying up the property for a month (45 days seems excessive, even for a wholesaler...my inspection period is 15 days).

Best thing you can do is make sure the deals you get are actually deals, and you shouldn't have a problem finding buyers (or closing yourself if need be).

Some banks, restaurants, stores, etc have boards where people can post their business cards.

Has anyone done this?  Did anything come of it?

For those that are marketing savvy... Does this sound like something worth doing, or would it be a waste of time?

I personally don't care about the title of "investor".  The only issue I have is when people say things like, "All wholesalers are sleazy unethical monsters that steal money from sweet little old ladies." (I paraphrased some)

I take issue with this when newbies and wannabe investors are told that all wholesalers are the scum of the earth, and that if they become wholesalers (especially if they use contract assignment) that they will be bringing some huge evil upon the world.  I believe that education and encouragement would go much farther than trash talk.

I will be following this thread!  I am curious about building a RE website and the best way.

I've had some people tell me that it's best to have two: one for motivated sellers (a "we buy houses" type that basically just brings in leads) and one for buyers and general RE information.

@Dave McEvoy try calling up to the office and asking where they post the info you're looking for.  Different counties handle tax/foreclosure info differently.  They may have a separate website or you may have to get the list emailed to you.  You'd be surprised how open and helpful city/county offices are if you call.

As far as violations, that is handled on a city level around here (not sure if that's standard).  So maybe instead of the county you should check the city website, or call them and ask.

@Hayley Henning I totally agree with Justin.  Most people are looking for the easy way out.  I know people that took 6-18 months of marketing to get their first deal, because they just sent out letters to the same "easy" lists as everyone else.  These people are probably getting yellow letters and post cards every day and by now most likely just toss them.  If you're willing to do the work those people aren't and really put in the effort to dig for targeted leads, it will pay off!

Jd agents aren't farmers. They generally only find you deals on MLS, that wheat was brought to them they didn't till the field for it.

You don't see value in wholesalers. I get that and respect that.

Anyway, I'm going to bed. I still work a day job!

Jay, I'm brand new at this. I've done a handful of deals. I am actively searching for my first buy & hold investment for myself, and I approach each deal looking for myself first. I will eventually be on that level of buying multiple properties a month but I'm just not yet. I literally sent out my first yellow letter a month ago.

Yes it was not quite the truth to use the word "usually" but if I had to explain my whole life story and lay out my investing plans and goals just to be 100% precise I'm sure the sellers would feel their time was wasted. So I skip that and speak as if I'm 6 months in the future.

I'm sure that's not the end of the world. As I've already stated I'm capable and willing to close myself if need be. I make an effort to be a good person AND good at my business, not one of these slime balls that makes everybody cringe at the word "wholesaler".

@Brandt Smith do you mind my asking why you're not a fan of smaller multis? Besides tenant quality...

I'm hearing that more and more and starting to reconsider whether I actually want to get into small multis or if it's smarter to go bigger
