Here in Missouri you need a brokers license and E&O insurance , check with your states Real Estate Commission, We just started a property management company in Kansas City and the process of getting everything set up wasn't to difficult now we have more tennents than we have homes !

I am having a issue, I am working with a couple of buyers whose credit doesn't allow them to get a conventional or FHA loan they also don't have cash to buy a house outright , we have a couple listing within our company of some fixer upper type homes the owners would be willing to finance to them , the problem is they are delinquent in taxes and the owner doesn't want to pay them and my broker wont allow Contract For Deeds, does anybody have any other ideas I could possibly suggest to my broker to get these houses moved ?

Here in Kansas City we have something called the Abandoned Housing Act, I wanted to know from BP do any other city's around the country have such a act that allows you to cite people for code violations and if they don't correct the violation(s) then after a process you eventually get deed to the property, I have a few investors that do this and I listed a few of there homes for in the last 2 weeks and they are closing in the next few days .!

I won't go into detail but I don't like Bank of America AT ALL......I would not use them for personal use and I don't think I would ever do another short-sale with BOA as the lender I wouldn't accept the listing ....Not Worth The Headache ..... Been with Bank Of KC for the last couple years and I <3 them !

Off topic slightly check out HOOTSUITE I just started using it and its a free service and you can add your twitter, facebook, facebook fan pages, and other social networks to it its very user friendly and you can pre-set status messages, send messages, follow new people, etc (just something to check out)

Thanks for the reply Joel I have always wanted to get into property management , I have told my broker many times I think it will be a good way to create another stream of income for the business when sales are slow , she was always against it saying it would be to much work but she said she gave it some thought and we can move forward with it. Thanks for the link I will look into it right now , I was thinking the same thing as far as how I would be compensated she said we can go into more detail tomorrow. What kind of rates have you seen property management companies charge and what responsibilities come with those rates?
