@Mark Brown It does not hurt to be as creative as necessary. Agents will always go with any brokerage they are comfortable with regardless of incentive. There will be some interest but step by step on how you can help agents close more transactions will be the top things to focus on.

I will suggest you narrow down your niche and attract like minds. 

Have you considered all the overhead cost and management skills needed to be a broker?

@Jerral Williams You don't have to be ashamed of your lack of money to start Real Estate Investing as this is a very common problem for 95% of new real estate investors. 

Take this action you will start getting better at funding your deals.

Drive for dollar, skip trace the owner, negotiate a great price (70% rule), sign the purchase agreement, call 3 hard money lenders for funding (I can recommend if you need them), partner with a great local sub-contractor (depending on the level of rehab), diligently manage your rehab, after rehab is completed look for a great agent to help you sell your flip, then pay the hard money lender at closing and repeat the process again.

After 3 solid deals, you should be able to start to Buy & Hold.

Great question Alex.

Unfortunately no shortcut. You will get quick and efficient with your MF deal analysis after you analyze more than 100 deals.

Zillow Rent is not accurate. I typically advised my clients to use 85% - 90% of Zillow's estimated rent.

Craigslist is also good - Just make sure you are comparing apples to apples šŸŽ

As @Lee Ripma mentioned and that I confirmed with you, MF rent less than SFH.

Continue to put in the work and your eyes will eventually be trained to spot great deals from 1 mile away šŸ˜€.

Rentometer is pretty accurate and I rely solely on it for years before I became a Realtor.

BP Insight is also not 100% accurate, especially for Multi-Family.

Once you crush your numbers and you want to confirm your numbers on a property that checked your criteria, then reach out to your Realtor for comparable as this is part of their job and fiduciary duty to you as their client.

You have the right mindset and attitude.

I do it every 3 months. Hire someone to do termite prevention for peace of mind and avoid issues in the future.
