Engage the seller to discover their pain point and offer solutions while still negotiating a win-win for all.

Education gave me the impression that it will be a good wholesale deal.

Seller moved out of texas and wanted to invest locally where he has moved to.

Mission bend and Piney Point are great part of Greater Houston to own investment property, you just have to analyze individual property and make sure the numbers works for what you are trying to achieve.

According to Wikipedia, 

"Piney Point Village is the wealthiest place in Texas, as ranked by per capita income. It is part of a collection of upscale residential communities in west Houston known as the Memorial Villages"

I use a GC for 40% part and I managed about 60% of the entire project myself.

I will give the entire project to a reputable GC on the next one so I can focus on closing more deals instead of managing subcontractors.

It's a little challenging to find an honest GC that truly cares about your project.

You have to try couple of bad ones before you find 1 or 2 you can keep.
