@Zachary O'Hara It really depend on a lot of factors. 

Although BRRRR could be rewarding if you have the time and energy to deal with contractors. You also need to increase your risk threshold because their is ALWAYS a surprises in every BRRRR.

If you don't have all the time, patience, risk tolerance, experience and can not handle surprises, then buy a Rent-Ready property from any source that make sense to you provided the number works. MLS, Turn-Key Providers, Directly From Seller, Wholesalers are few of your options.

When you say overpriced, what do you mean specifically?

Not leaving any meat on the bone for investors. This is what I have experienced in my market. It may not be the same in your markets.

Get a good Property Manager and learn along the way. You took a great step (the most important step) that many people don't. 

If your turn-key provider doesn't have an in-house property manager (which I think they should have), ask them for a recommendation and go from there.

You have all great advise here already from this experience investors. The next thing for you is to TAKE ACTION. 

House Hacking strategy that you have chosen is a great starting point. I currently have a 5beds/2.5bath under contract for a client for the same strategy in the Katy area. My Client will live in the Master Bed and rent out the remaining for rooms for $500 each.

As @Vijaianand Thirunageswaram mentioned, choose your location wisely.

Remember nobody read their way to Financial Freedom or Wealth Accumulation.

They are very scared and the numbers never work for me and my Investors.

That's why I have focused on creating a deal from MLS listings by looking for motivated sellers.
