@John Stevenson Great Post and comments here. I love the way everyone is pouring out creative financing strategies.

I have done couple of hard money financing where property makes a great deals typically 65% ARV or less LTV.

I will like to hear from my local investors on what creative financing strategy is working during this COVID-19 Pandemic.

@Andrew T Killion You are thinking in the right direction with cosmetic repairs as an out of state investor. 

As a Realtor and Buy & Hold Investor myself, Cash Flow is key for me. I usually focus on the BRRRR strategy with repair no more than $30k. Thanks to my team though.

South and Northside of Houston are great for Cash Flow. To be more specific look for value add properties in these parts of Houston.

Despite COVID-19, Houston had about 8.1% increase in rent since March 2020.

Real Estate Professionals like Title Company, Loan Officers, Appraisers, Home Inspectors,and General Contractors have been busier than ever. This is contrary to what the majority expect and it's definitely not like this for a lot of other states. 

I have also received some inquiries from out of state investors on possible investment in the Greater Houston Market. I see investors and first time home buyers taking advantage of the current low-interest rates.

How is Real Estate performing in your market?
