@Jonathan Taylor Smith This looks like a good thing to your property. If you are not paying for it then I will say Approve it.

Typically Tenant need Landlord Approval before making any changes (Good or Bad) to the property.

@Kemona Palmer Get a buyer's agent if you want your interest to be 100% represented.

Agency is a Fudiciary duty and it's not always done properly in a Dual Agency.

In Texas, we do this by Intermediary Representation and both parties must sign to be represented by same broker. Even with that the broker will typically assign a separate agent to each party. 1 to seller and 1 to buyer so that their interest can be fully represented in the transaction.

You may flow with Dual Agency if you are an experienced Investor that has done more than 5 Real Estate Transactions and you know your numbers very well.

@Benjamin Sussman it's a mix of both.

Is a wise practice to have at least 10% cash reserve for every single property you own. This is for unforeseen issues.

At the same time I would buy property if I can come out of pocket with little as long as I have at least 3 solid exit strategies.

I will suggest you endure your current job for another 1 year. This will allow you to have a tangible amount saved. While doing this start educating yourself on Real Estate Wholesaling and start driving for dollar. Once you close 3 wholesale deals then start planning to quit your 9-5 job.

Also network with Local Wholesalers and Flippers in your local market and see how you can work together.

Quitting a 9 - 5 is a gradual step if you do not have a lot of money saved up in your account.

@George Adkins I will suggest you read through your state licensing FAQ section. It will help you ACE the state version of the exam. State version is what the majority usually fail because of the fewer questions so be sure to take your time on this part of the exam.
