Newbie Austin based investor. San Antonio and Waco search

Hey crew! I've lived in Austin for about 10 years and looking to invest. I've been educating myself the last month by reading books, listening to podcasts, watching YouTube. (And looked at our first property yesterday)

Me and my wife are expecting later this summer and we have a goal to get a unit cash flowing by then. We own a home in northwest Austin so looking for exposure different region in the greater Austin metro or Waco and San Antonio. Single Family that cash flows (hence the cities outside Austin).

We've got a fantastic realtor here, but would love to connect with some that knows Waco and San Antonio. I'd also love to chat with some "been there, done that" folks!
