Hello,

My tenant had notified me this morning that she had found a cockroach in the living room. We are having pest control come out to take a look into this. Has anyone dealt with this issue before? From what I hear, cockroaches are harder to get rid of so I want to make sure that this does not spread.

If anyone has had a similar instance and how they remediated the issue, please feel free to share!

Hi all,

I am about have a new tenant move into my  unit in a duplex. What are good online websites or services/apps that would be good to collect rent? I know there’s venmo and zelle but those hit you with the fee. Unless if there is a way to collect it through these apps without the fee, I was looking to find alternative ways. I do not want to take check unless if I have to.

Hello - I want to network with wholesalers in the Lehigh Valley Area in Pennsylvania. I currently have a duplex in my portfolio and am looking into alternative ways of finding deals that are not from the MLS. I'm not sure how effective it would be posting here about this, but I figured it would be a good start. If anyone has recommendations or stories of how they found wholesalers, please feel free to share! :)

This might seem like a stupid question, but are you allowed to reject a tenant applicant because another applicant had a higher income? Assuming both applicants passed every screening and met all requirements with the one having a higher income.

I am curious to learn about people's experiences with section 8 tenants. I have a rental in Pennsylvania where I am allowed to reject a section 8 tenant but was curious to see what others' experiences were having them as tenants.

I have a unit that was marketed as a 3 bedroom but can be made into 4 bedrooms (one room just needing a closet). The unit only has 1 bathroom and it is small with a small kitchen. There is a spacious living room but I wanted to get some other people's opinions on what route they would go. I understand with more bedrooms mean more people which can be more wear and tear. 3 Bedrooms would be less rent than 4 bedrooms. I am leaning towards keeping it as a 3 bedroom with an extra room for storage but would like to get thoughts on if you would do a 4 bedroom.

I was curious to see how others structure their bank accounts for their rental property investing. We can all agree that you should have a separate bank account specifically for your investments. I have a different bank account recording all my income and expenses. For setting up reserves or putting aside money for repairs/CapEx, do you create a separate bank account for that as well? I know it could be a preference but I'd like to see how others did it.

I put a for rent sign in the front yard since it is located on a busy street. I have been getting applicants like that at this time. Do you include pictures of the rooms while it is being rehabbed?
