Hi,

I have worked with a few lenders and have been seeing rates for a 5% owner occupant conventional loan floating around 7.1 - 7.3%. I recently got in touch with a smaller bank that is able to do a 6.5% interest rate. Is that normal? Everything I was being told sounded too good to be true and makes me wonder why most people aren't doing this. Wanted to see if anyone has had any similar experiences with credit unions or smaller banks that originate their own loan.

Quote from @Shawn Mcenteer:

Hi @Adam Pervez New Jersey has very high taxes, with that comes very high rents.  House Hacking in NJ has gotten my wife and I to FI in a relatively short period of time you can house hack anywhere in all honesty.  If you need to be local to NJ I would stay and reap the benefits of massive rent increases along with huge appreciation.  I

Shawn, where in NJ are you? I am in Somerset County and currently reside in Somerville. There are Multi-family units in my area.

Hi all! Looking to connect with any investors and real estate agents in Scranton, PA. I am thinking about moving from NJ to PA with the higher property taxes in the area I currently reside in. My goal is to house hack the next place that I stay in and would like to get an idea of the area. I have been to the city once and it didn't seem too bad which has piqued my interest in living in the area.

Hi Bill, I am currently working with some partners on this venture to get a RAL setup. Have you made any progress or are you still doing the research.

Hi Kevin -

I have been attending some healthcare events since my cousin works in this field. I did not know about them before making this post.

Hi all,

Looking to connect with those who run assisted living facilities in the NJ,NY, PA Area. I am putting together a business model to convert a single family home to this type of facility and have an idea of the qualifications to get this running. I'd like to get other's experiences doing this type of venture.

Thanks!

Hi all,

If you move out of a househack and make it into a full rental where in my situation, 2 units are rented out. Is it highly recommended to switch the home insurance to a policy that is meant for rentals right after you sign the new lease?

Good morning!

I wanted to get some recommendations for washers and dryers. I am really looking for something that is durable and easy to use that tenants can use for a long time with little maintenance.

Hello BP community,

My sister lives in Fresno California and she is interested in investing in the area. I am not too familiar with the area with my investments being on the east coast and wanted to see if this area has had a good rental history. I know California is known for being pricy in certain areas but wasn't sure about in land Cali. If anyone is an investor here, I'd like to connect with you!

Quote from @John Underwood:

Yes, They can require multiple treatments sometimes. If just a couple of sightings, one treatment might take care of it.

I have in my lease that I will treat during first 30 days of move in if any bugs are seen, after that it is the tenant's responsibility. I can't control if they leave out food to attract critters so I'm not going to be on the hook for ongoing pest control.

Okay, I am glad I put that in my lease. I paid for the first treatment but starting next month, I will communicate that to them.
