Putting your rental up on Zillow or FB Marketplace during rehab

Hi All,

My one unit is in the process of being rehabbed. When marketing the property for tenants, is it acceptable to market the property and not show pictures of the inside until everything is done? I would specify that the unit will be ready to be moved in after the rehab. For pictures, is it okay to use the front of the house in the meantime? I want to get tenants applying while the unit is being rehabbed to avoid a more extended vacancy.

Let me know your thoughts!

If you have another unit at another property you can always use some of those pictures and those finishes especially if you use the same finishes on each rehabbed unit. This is what I do to get forward inquiries ahead of time so that Im not behind the 8 ball in terms of tenant applications once the construction has been completed.

It allows you to field apps ahead of time and create a tenant demand story in case the prospects inquire about the unit ... "yeah we have a few applicants looking to move in, Are you looking to inquire as well ? "

Whether demand is true or its just inquiries, perception of "demand," is sometimes very powerful from a marketing angle.
