J Scotts book will also help on out estimating costs of items and labor. great reference book.

I would hold on to it and rent it. Even if you sold it and leveraged two other properties, you may not cash flow $300 each, to net what you would already be getting. 

Brandon is always a good area and you will find great renters. I used Brooke with Rent Solutions to put a tenant in my last property and have a great new tenant.

I am in Tampa and I am looking at investing outside of Tampa. From what I am seeing, I can get better deals outside of Tampa that cash flow a little better. 

I hope to find deals in Tampa, as that is where I would like to farm. 

The REOs in the area are being bid up. I tried to bid on one last week, and there were 27 other offers on it for 25k over the list price.

after looking at the TD bank page, they only do up to 75% LTV and a minimum of $25k HELOC.
