That is one of those books on the list. I have a stack of books on the counter to get though right now.

These are all great ideas. Beth, there is a lot of value in the link you posted as well.

I will begin to get my binder sorted and printed. I want to put these little systems in place, so it answers 98% of the questions the tennant may have. I will not have a property manager on it, so it should act as a FAQ.

Has anyone built a binder to leave behind for your tenants that contains all the information they may need or want to know about the property?

I am gathering ideas to put in the binder, so it acts as a FAQ.

I am think of things like

- who to call if....

- any known details specific to the property

     --breakers

     --location for water shut off

     --etc

- rents, late rents, security deposits, etc...

- Copy of HOA

- additional thoughts?

 I download them at home and they play right from the phone without using data. It will show all the episodes under the "all" category, then click into the specific episode and download the episode. It will have a downward facing arrow. Then you can find it under downloaded  episodes.

yes, that pretty much sums it up. I am going to talk to the realtor later today to get any additional specifics.

my understanding is i can get into the lease option for 0 money down and hold the property up to 5 years with a lease option. if that is the case, i want to know if there is anything legally that keeps me from putting a tenant in there and cash flowing for those 5 yrs.
