a couple months back I could download the podcast on my phone (galaxy s5....POS!!), now it wont let the podcast, it just comes up as a player. 

Any suggestions?

you can still find properties in south tampa to buy and hold. you can make 100-300 a door on them. If you want to make the area better, buy improve and rent to quality customers. The more you do this in the area, the more it will improve the overall look and atmosphere. I am focusing my rentals in the south tampa area. its more expensive, but over time you can still have quality tenants and exit strategies. I just rented a property i picked up last month to a military couple.

You also have to take into consideration the school zones. There is a large demand for Plant high school over Robinson high school. The further south you go, the more you are catering to the military population and isolating your clients. 

I have a hard time investing where the flood ins is subsidized and at any time could sky rocket. if that is the case, there is very limited exit strategies. 

@David Cruz I am new to investing in Tampa, but trying to buy-hold-rent a property every few months until i get rolling. keep me in mind if you have inventory. I plan to pick up another place in December. 

Mark, I am also in the Tampa area and down your way as well. I have a couple rentals in the Tampa and Apollo Beach area and looking to acquire more shortly.
