I have a local real estate agent that is able to put people in lease options. There is no money down with a 5 yr term to buy.

What is the up or down of getting into one of these lease options and then put a tenant in it?

In my mind, this is a property that i can lock in at today's price, but not have any money into it. If after 5 yrs, if the house does not have the equity or perform as desired, I can walk away from it, but could allow me to cash flow over the next 5 yrs.

thoughs good or bad?

I let my broker know about them, and to get me squared away with a different lender.

I am in the process of a refinance with a local mortgage broker. She has me set up with Freedom Mortgage Corporation. After looking at several online reviews, i am not comfortable moving forward with this refinance. 

Has anyone had any dealings with freedom mortgage company? I am very wary of signing anything further.

there are several new neighborhoods that have popped up over the years in the Gibsonton zip code. these are all HOA developments. I would suggest looking on the developments on symms road and big bend road. the dividing line is big bend road for gibsonton/apollo beach zip code. East of I275 is riverview/ruskin zip codes.

that area is really growing fast. there has been a great deal of residential and commercial development down there over the past 10 years. A new hospital is going up on big bend road and the new tampa bay boat fairy is going to shuttle military members from one side of the bay to the other. It will port just north of the power plant.

The Podcast Addict APP worked for me. I am now able to download the podcasts without it cutting into my data plan again. Listening to the podcast is much better than listening to the radio to and from work daily.

a couple months back I could download the podcast on my phone (galaxy s5....POS!!), now it wont let the podcast, it just comes up as a player. 

Any suggestions?

you can still find properties in south tampa to buy and hold. you can make 100-300 a door on them. If you want to make the area better, buy improve and rent to quality customers. The more you do this in the area, the more it will improve the overall look and atmosphere. I am focusing my rentals in the south tampa area. its more expensive, but over time you can still have quality tenants and exit strategies. I just rented a property i picked up last month to a military couple.

You also have to take into consideration the school zones. There is a large demand for Plant high school over Robinson high school. The further south you go, the more you are catering to the military population and isolating your clients. 

I have a hard time investing where the flood ins is subsidized and at any time could sky rocket. if that is the case, there is very limited exit strategies.
