I grew up in Ogden, this is a decent area, not as bad as it used to be. You may be eligible for a city grant toward down payment assistance, depending on the address. Rents could definitely be raised. What's the status now? Are you moving forward with this one?

Welcome to Washington! I have rentals and currently use a dedicated savings account separate from my operating account, like I did in Utah. I should check on this to be sure as well, but I've never had an issue yet, because I promptly account for damages and cleaning, then refund the difference on their deposit immediately.

Help? I have the time and energy to make roughly 500 cold calls a day, along with direct mail. I'd like to locate potential deals and wholesale them with accurate numbers for cash buyers. I have a MFR & Commercial property mix available for purchase on a main street in Marysville, which is the fastest growing city in Washington right now. Buy at $750k with $200k down, seller financing of $550k amortized over 30 years with a 10 year due.

Mix is 1 SFR, 4 Duplexes and a Commercial building currently leased to a salon. Total monthly rent is $5900, not raised in years and definitely well under market. With touch up repairs and fair market rents I believe the value is closer to ~$900k.

I would like to buy and manage this, how would you suggest raising the $200k from private investors? Or is there another track you would take? Thank you in advance!
