@George Alves Jr Aaron is right, good deals go quickly here. Tacoma is a good area, I'm up north but would like to buy more in Pierce county as well.

Any agent has to disclose they're an agent, that they're not representing the seller, and they're acting on their own behalf with the intention of making a profit. There's no law I've ever seen saying you have to do the transactions through your broker - they just want to make money on your deals. Same as buying your own home, you wouldn't be required to run it through your broker unless you're representing yourself as a buyers agent and want to claim the buy side commission on a listing. You can buy and sell whatever you want for yourself, but your licensing requires you to disclose that you're licensed and not representing the other party, right?

what's the best way of getting these lists in each county? I'm not seeing much info on the county websites...

@Rich Weese Tyler is east of Harrison so it's not in the historic district. It is a great location though, higher values and rents for being on the East Bench, so it's a good option for fix n flips or buy n hold!

There is no state approved form for Washington. You can use any agreement you want that covers all your bases, or get the suggested template forms from any NWMLS agent. I use a custom version of Utah's forms, since I invest in both states, just to keep it simple.

It doesn't get removed until it's marked as "sold" which the realtor would have full control over. It should be marked as "pending" or "under contract" and definitely still viewable. How many homes has this realtor sold? That response sounds pretty evasive, you may need to speak with their managing broker...

Hi @Ethan Summers, do you leave a voicemail message if they don't answer, or just keep calling back? How often do you call? What are your criteria for building a list?
