Deal Analysis - How would you proceed?

I have a MFR & Commercial property mix available for purchase on a main street in Marysville, which is the fastest growing city in Washington right now. Buy at $750k with $200k down, seller financing of $550k amortized over 30 years with a 10 year due.

Mix is 1 SFR, 4 Duplexes and a Commercial building currently leased to a salon. Total monthly rent is $5900, not raised in years and definitely well under market. With touch up repairs and fair market rents I believe the value is closer to ~$900k.

I would like to buy and manage this, how would you suggest raising the $200k from private investors? Or is there another track you would take? Thank you in advance!
