Happy to say I finally closed on my first duplex! After a ton of rejections and a deal falling through I actually made it happen, Any seasoned investors have going forward advice they’d like to share? My journey starts today and id love to hear it!

Due the quality of home FHA allows most available 2-4 multi in that range are renovated, listening to Brandon Turner he always says to "buy smart." How can I make a deal out of a property where it would be challenging to value-add?

Do I seek a discount on purchase price, or do I buy retail and raise rents? Any help is appreciated.

What would you want to know from older investors, that have been in it a while? What questions would you ask at a meetup? Asking advice as someone who’s attending his first meet up and not used to networking.

@Frank Patalano working with a good agent after I keyed in on a property it was smooth sailing, the thing that’s holding me back is the actual seller, who can’t get a unit vacated before closing even though it’s stipulated in my purchase contract.. Anybody else ever deal with that?

@Matthew Roder thank you for replying Matthew, I spoke with my attorney and he tells me that he’s gonna speak to the sellers attorney to start and eviction ASAP, I’m under the impression that she is the dreaded “problem tenant”

@Nathan G. What if the 60days have passed and the tenant still hasn’t been served notice or evicted? How would you go about it?
