@Becca Summers So even with all those due diligence issues you guys still closed in a timely fashion? It must really be great to have a team all on the same page with you as a point person! I’m working on building out a team as well but they are all coming from different places.

@Joseph Back this is good information, the most questions I get is how long will it take you to close, I think speeding that up would be a great way to get my offers accepted.

@Alexander Felice Thanks! You would think with the leverage and speed cash buyers have there’s nothing you can do, glad to know there are options!

When competing against cash buyers on portals, and the MLS, I'm curious to know what kind of strategies are there when your offer is coming from a FHA loan or low down payment?

I’m a new investor currently taking all steps to house hack, I have a lender pre approval and agent, my question is on the deal part, in your opinion how much percentage off the list price would you consider a deal when looking and making offers?
