Hello BP

Hoping I can get some help, long story short

I have a duplex under contract for FHA Owner occupy, both units currently rented out. My problem is the contract stated that one unit should be vacated on or before closing, and closing was originally 5/1..

Here it is a month later and my agent tells me that the tenant hasn’t moved, and an eviction hasn’t been served and that she’ll sign a paper saying she’ll be out in 30 days, which I don’t believe.

I don’t know if I should close with the tenant still there, or delay my closing until the tenant is evicted; is it possible to delay closing this long?

Any help is appreciated!

It depends on your financing, if it’s conventional and you’re not on an owner occupy loan, then I would rent out the unit, and move close to work, if you ran your numbers then hopefully the cash flow can cover a big portion of your new living expenses near your job.

@Jaysen Medhurst currently in the first year in the duplex, PITI $1500, one unit rented out for $1295, I can get $1200 for the unit I occupy in rental income obviously I didn't count vacancy repairs and cap ex in the post, but it is accounted for.

Curious to get this answer from you guys,

starting out house hacking a duplex, house at about 165k at market value with a an FHA loan

Paying about $200 out of pocket in PITI

Being that the house is at market value already I don’t see a way to force equity ( any ideas??)

The end goal is about $1500-$2000 passive income monthly.

In this situation what ways would you guys try to make this happen? Looking for any ideas or strategies!

What would it take to consider buying a duplex at market value a deal, and would flood insurance make it a deal killer?

I just got my first rental house in Bridgeport under contract to house hack and was wondering which homeowner's insurance firms / agents / brokers you guys use. The house is near Steelpoint in a tougher but not bad neighborhood. The house is old but in pretty good condition.

@Christine Rhode Hi Christine thanks for the reply, I had this idea because the closest events are either in Central CT or Philadelphia, it would great for ppl in FF county or NH county to meet in the middle you mind PMing an email to be kept abreast?
