I've definitely seen people succeed very well by doing that. What I was told by the investor who was involved in buying trailer homes was that its good for cash flow but not a equity game. Your more likely going to have to put more time into them, but if can make the numbers work and want to deal with everything that goes along with trailer homes then why not.

A good agent will go along way with trying to help! I would also look up Wholesalers in your area and get on their lists. An easy way is to go on Facebook and look up (*your city* real estate Investors) should be groups where they ask if people want to be added to lists and show some deals on there.

I'm not sure if you have taken the test yet already, but when I took the test 2 years ago I just did Rockwell and half the questions that are in the practice tests were word for word the same in the real test. if it hasn't changed at all make sure you just know and memorize all those answers and you should be good!

hopefully it hasn't changed in 2 years!

I know that when our market was really hot it was harder to get FHA loans accepted, but we still got FHA offers accepted often. especially now with the market slowing down a bit its way easier to get them accepted. If it makes more sense to do FHA because its only 3.5% down and that's best for you tell your lender that. The hoops that the sellers have to jump through for FHA are just in the conditions of the house. FHA requires that there is no peeling paint on the property, there has to be a certain amount of years left on the roof (I don't remember how many though), no major hazards.

Your realtor where you live should have a pretty good idea of what things the Appraiser would call out and ask for the seller to fix those before the house got appraised. shouldn't be too big of an issue unless your looking at houses that are in need of major remodels before they are livable.

again my Area is most likely a little different than yours and your agent should be knowledgeable.
