Not sure if this has been suggested, but how about a "Tiny Home" community.  These things are big near urban areas.  You can get around building codes because they aren't buildings.  You could build a few and rent them out and rent some spaces out if some people want to bring their own.  Maybe a walking trail around the development for dogs and a community garden.  Lefties love this kind of living.  A little kumbaya around a fire pit on the weekends.  A few bike racks.  Maybe some Prius parking.  I think it would be a hit.

I have to really like this idea and am researching it out as to feasiblitiy and possibility with town zoning. There is alot to find about tiny home communities and It is very much a green thing that is part of the major colleges in the area. I think there is a big draw in this area and it could be a profitable nitch.

I am looking around and getting some numbers to see if it would be profitable. again thanks for sharing that idea.

(I was having problems tagging you)

i think you are onto something.

What do you think of the "tiny house community"?

that campground idea might be a great idea with RV for "tiny home community" check it out on google. it is really interesting and could be a really nice small community with a one central community local for firepit, grilling... socializing... a community garden perhaps. And a local utility house with shower, bathrooms and laundry.

So option now is to sub divide into 4 lots-

-build 4 seperate units

-possibly do 4 duplexes (to maximize)

OR

do a cluster community (wether its called RV site or a cluster community??)

-do multiple mobile tiny home cabin hookups with alterntive "green" energy; earth friendly... ect

@Charlie Fitzgerald here is a new earth friendly idea. "tiny house community with a common area, and would have a utility house like a campspot. Google it under images- there are some really nice layouts of community ideas.

@Account Closed The town code officer refrenced that himself and said that it was just private driveway that was needed. thank you for the info.

yes i need to plan another meeting with the code off.  I am putting together more questions to ask and fine tune what i can do.

I do know that i "CAN" do a 4 unit- subdivision (but I do not know if I can put in  duplexes?) I can put in trailor on lots- there is no restriction as to size. There is just a lot size restriction and road frontage.

Questions to ask code enforcer:

-can i do duplexes?

-can i do RV/ tiny house community as a rv park? and what are the restriction?

-or the other thing i heard was called a "cluster development" ?

-size/ width of driveway

@Ben Richie "Funny, I was just thinking about this today. Not only do tiny house owners have a lot invested in their home, if they built it, they also take a lot of pride in their creation. Sound like good tenants to me.

If you don't find an answer about developing your land here on BP, you might check out your area on Tiny House Community. They have listings of parks that accept tiny homes (mostly RV parks) and would be a good source for people in the know about permitting.

If going the RV park route, you would want to see if there are any local length of stay limits or closed seasons."

Thank you Ben for the info. You should go check out google pictures of some tiny house communitites. I really like some of the layouts and the feel of it. I think it would be great for what purpose i have, of short term VR properties.

@Orlando Paz i am thinking you are right about them being RV's. I am going to go the town code off. and find out more.

There are some really great lot plans/ layout of a small community. It would be great for local college students... but it would be temporary houseing as not to bring in rif raf's that bring down the quality of the place.

The vision i see is a peaceful restuful community for short term staff at hospital and high end college students ... but it isnt going to be cheap to stay in one. Like a cabin/ hotel price; with a week long stay discount; and / or a month long discount .

i wonder what somebody would pay to stay in one of these? It would be like a RV park but more of a cabin feel...

@Rachel H. I talked to my land surveyer today and he said around here they call it a cluster development? As some are saying that they think it would be more classified as RV because they are meant to be mobil and just hook up and drive away. I will be interested to learn more.

@Belinda Lopez the more i look at these communities- I like them . there is alot of benefits to them as well a econimically friendy, but cost effective for utilities. I really like the green part of it as my area has colleges that are about "green" and alterntives.

I talked to my land surveyer today. He was very helpful and if i want to go in that direction, he has auto CAD and will help put something on paper. And work up any zone issues.. I need to schedule another meeting with town Code officer and ask some more questions. I really hope that it is possible.

Of cause i am still weighing out the numbers as to the most productive use of my land. (but because of what i do (my other business is in wild food plants) they would go hand in hand. and may compliment one another.

Please do keep me informed if you go this route i would be interested to know how its going.

@Carol Venolia @Orlando Paz

I have a piece of land that I am looking into developing, and i have been brainstorming on another post, brainstorm: own land what would you do with it to make money?;. somebody suggestions a tiny house communitiy. i did a google and i LOVE LOVE them for my area and the green movement... the local colleges and intern dr.s. I would want it to be a VR rental/ short term housing.

tell me what you know. and especially a community of them. Are they treated as trailor park or rv/ camp  VAction rental?
