I have a wild food plant business that i am gettting off the ground. @Wesley C. and that small house community would fit with the way Maine is going.  There are many are going back to roots and simplifying.. and the colleges around here do alot with the "green" movement. 

@Wesley C. i really REALLY like that, as it goes along with a business that i am about to bring out. I really really like that. I will have to look into that. so what would you suggest for water and sewer? power? please do tell me more of this great idea.  :D That is close to what i wanted... but to get pass code? but then what would be its cash value after? I could still divide my land into two this year and two more = four lots by yr 5. then i could build and sell lots?? but do tell me more of how you think it might work. gotta have bathroom and running water... and dont forget here in Maine it gets cold for about 5 months and EXTREMLY cold for about 3 months out of the year..  how would this work?? If it can that may be just what i would LOVE. there is a local snowmobile trail for snow  machine trail riders to get onto the main snow trail that goes through the state to up north. that just might work... 

@Karen Margrave i tagged you up above in a post giving that info of code and divisability and the last thing you asked was about compitition- that i also responded above. The only code restriction is that to put in 4 cabins NOW- i have to do a subdivision even if it is an VR- he said that is just what the town requires. and that each lot would have to be 200 feet on a road frontage aka a road going throught the property dividing 2 lots to each side of road. and the lots HAVE to be 40,000 sq feet each. it is residential but there are not code restriction.  

I can split my land in two now for no subdivision cost, and in two years split both lots again- and thereby have four lots without the subdivision issue. 

@Account Closed no there is not 800 feet but a road could go down the center dividing the land so that each would have adequate road frontage. It is presently residential but no restriction.

Even if you have to rent it out for a monthly rate for short-long term rental for off season, it would increase your occupancy.  some of you are in ideal places and dont need to worry about this.  For me just the units will have and will build equity to give a future that will pay me for what i put into it.

so yes i would say @Jeff Kehl ,that if in right locations, right presentation and good marketing management, that yes they are profitable.  

I agree with @Brandon Richardson way of thinking.

following as i am in the planning stages of building a 4-8 unit location in maine. I want to start with 4 cabins and hope to attrack some transit workers from the large hospital and high end colleges. I read somewhere to expect about a 30% occupancy. In my case cause of low cost of things that would be positive cash flow. 

how do you research occ info for your area? i have done a competive pricing, but i am not sure how to figure in occupancy into my business plan.

4.6 m to hospital

5.1 m to major shopping mall 

ok that is great to know i will look into that and first ask my surveyer. @Karen Margrave 

the compitition would be Augusta Maine. LOL. there are a few hotels off the highways. 

I just did some more research of VR type housing using AirBnB and Homeaway There are a handful of hotels, iNns and suites, 10 is what i found; and there are some RV single house/ cabins some on lakes- mine would not. The only draw mine would have is it is private, quite, country woods with a brook running on back side.   

low prices are as low as $59-65 for motel/ hotels

 mid-range $76-90 a night

high end would be $129 (hotel)

house/ cabin VR type housing/ cabins there are a few listed on AirBnB 

$70-250 a night. (the higher end one is on water/lake)

there was a handful of them and most were a distance of another town like 20 min drive.

(mine would be a couple min drive from town- 

it would be secluded, quite, woods, peaceful.

the attaction would be the closeness of city, the woodsy seclution, cabin for the price of hotel. ???
