@Geoff Alterman if you have the cash, you have the ability to get a loan- i would say go for it. Look for that duplex or triplex or even a fourplex. I personally owned a duplex for a few years and in lived in one. 

the down side to duplex is if things go sour, its hard to carrry your cost. If I had to do it all over again i would of done a fourplex or at least a three unit. I had a duplex as i said and ended up with a major busted water line that flooded both floors- insurance had cleaners tear out two kitchens; about 60% of both units- which made unit inoperable. and ins didnt want to pay enough to fix it back.. by the time of fighting back and forth... getting a check and then sending to mortgage company, only to have it returned back to me... because i didnt have funds to keep the place up while all this was going on... needless to say, it ended up going into forclosure and i lost it.

I dont know what  is  available these days for loans and cashing out extra for updating. but i do know that in my location its a buyers market, as it is still in many locations in Maine. I do not know Portland so you may be right that its a seller market there. Have you thought of where you want to buy? maybe look at other areas that are in your area of life.

what are you doing today to keep that ball rolling forward?

"DOING" is the key... 

whats your goal today? what are you working towards to accomplish?

HOw are you MAKING your way to that goal- vision?

Do you takes steps every day to towards that goal? 

I have three visions in front me and every single day I ask myself, "What CAN i do today to step towards this goal? 

I was there unsure HOW to get to where i wanted to be. 

today i have 3 visions that i am working towards to make happen.

1- my plant business and the purchase of land ( that i have no idea how to get... but taking steps have now gotten me to the place of seeing how- i have a how step now that CAN open that door now.) Monday call attoney to start process of Incorporating business. Call Jane my business couselor for our first meeting.  complete my taxes. call agriculture for more needed state info

2- my land development- when i hit a wall, i look at what CAN i do now to reach that goal. today what CAN i do? for me today, being sat i cant do anything but I CAN work on the vision and pull together more ideas and clarify that vision.

3- farmland i want to aquire. HOw do i get there from here? nothing today, but on MOnday i can fill out papers for a pre approval loan with my co-signer. ? 

WHAT ARE YOUR GOALS? write it out and then step it down with what YOU CAN DO  now.  BEGIN NOW AND MOVE FORWARD... iNHERTIA will begin to move you forward at a steady speed. best of luck to ya.

Vacation rental is my thought, tiny house developmment... about 8 units on 5 acres in woods; with a main parking lot and office/ security/ bath laundry house.  Lots of visual outdoor space to enlarge outdoor living.

exit plan 1: note 5 acres if I did it in such a way that it could still later be sub divided into 4 lots to resell

exit plan 2: sell individual house as a vacation home, with a lot rental- lot rental would keep front office and land upkeep

exit plan 3; on a positive note; exit plan in 15 years- sell it as a successful business running positive cash flow.

Thank you and stay tuned. :D Yes I can see that 1/2 ac does seem like a waste of space...dont forget in all that other space- there will be gathering areas- gardens- paths- walking trail- lost of visual extras- tree cabana's cabins that can be utilized; foot bridges- a foot path that connects all places back with a loop to the Main office/ utility house. porches; decks; a using of the outdoors to enlarge the living. LIVINg Large with added outside living space.  

I want a feeling of camp and not of a motel where everybody is crammed in to maximize space.

could do like various types of homes themes, like the luxury; hunting cabin; tree cabin; cottage; ect. but not crowded. remember there are 5 acres so if a tiny house has about 1/2 ac that would mean about 8 cabins. I am thinking about 6-10 cabins. 10 may be too crowded, with the needed parking, office/utility building; common ground; gardens and other sitting spots.

could have solar lights- and white string lights... a magical place.

could have a weekend fireside music artist or other arts.

for added security could have a nite guard at main office with only a push of a button in cabins? (note location and community size there generally most people leave doors unlocked... meaning crime rate is low, except occational theft when place is left empty.
