@Mark Nelson could team up with some locals that provide these things and have them come to offer special weekends package deals. 

I want to live there... I would live in a tree cabin, with a swing bridge to a sitting lookout deck. 

thanks @Charlie Fitzgerald i am working on the idea.  what are your inputs on it? I am thinking if i can pass code and board- doing something like this...   http://netdna.tinyhouseblog.com/wp-content/uploads... but not as crowded, just the concept of tiny cabins/ cottages of various kinds and possible a few TREE cabins; paths; gardens; bridges; walking trail around; a deck overlooking stream wet area to watch wild life- sip coffee; a walking bridge; a central community area- with fire pit-hangout-grill; some scattered other sitting locations; a bath utility house to house bathroom-shower-laundry; but incorporate ulturnative energy that is more eco friendly. 

O and at the utility house would be an office and parking- so that the cars dont drive back where the houses are. the office could have wagons perhaps for carrying your things or groceries to your hut?

somethign that feels woodsy, back to earth, feeling alive and like a kid again. somewhere to feel refreshed.. from the hub bub of dr and nurse duties; and other duties of life- like "camp" where it feels good to get away from the rat race and get refreshed. 

wood-stones- rocks- logs- 

so... I am down to three choices

  1. 1. 4 sub divided lots with 4 cabin (VR) hold then sell
  2. 2. 4 sub divided lots and build duplexes for holds equaling 8 units
  3. 3. a commerical/VR cabin estate- is what I have invisions all along

NEED to plan another meeting with town code and then with the commity and see if #2 is possible.  I have learned so much here and i really appreciate your input and help. @Karen Margrave

would that funds be filed under sche D as capital gains, but then how do you figure if there is any gain when its not yet paid?

I am looking to inc into an LLC. with trademark, any reccomendation of Attorneys in maine? perferable central ME and not a high end expensive one but one who knows their stuff

@Belinda Lopez here is a layout i found on google... i like the idea of a common ground and utiltiy house, but not on the closeness. I agree deff not a crammed in design... i would do say on a 5 ac lot maybe 8-10 units only; giving them space in between and privacy;, but a common area for a firepit, grill and gathering; a walking path down near the brook with a sitting area; a bridge; and benches to sit and a deck to sit and read and have their coffee;  maybe something like a cabin platform for sitting out in the woods away from the homes?? maybe a community garden and edible landscape integrated into the plantings. Add utility house for showers, bathrooms, and laundry. It wouldnt be large units, so it wouldnt bring in children per say. I would think the draw would be the college students and maybe intern drs and nurses? 

There are some great layouts on google image. I could do say two or three grouping of the with one common area?

@Orlando Paz very true- maybe theres a way to have a "hitching post" to chain it down with a lock and key?
