I've been to several of the eastern Jackson County landlord meetings. It's got people from Lee's Summit, Blue Springs, and independence. Very small,  but pretty informative.  Nice people. 

MAREI is much bigger. Try both of them out. I've  gotten so busy its been awhile since I've been to any meetings. ..

it depends on your market 4 what type of house you should focus on... As well as how much money you need to get started.

I would start with building a relationship with a real estate agent that can pull comps and get that type of information for you. Ask for the type of house that sells6 the fastest and most. Likely it will be a three bedroom one or two bath and garage.

Hi Christopher, it has been a lot of hard work, but has been good. you definitely have to be careful because it varies street by street. I've ramped up this year quite a bit, and bought four single family buy and hold rentals! Just signed a lease today for a tenant beginning October 1st on the last one, so it feels fantastic to have them all rented!

I went through the FHA 203k process last year and learned lots of lessons.

If you have any specific questions, feel free to ask.  DEFINITELY important to have solid, knowledgeable lender and contractor when it comes to 203k... I could help if you were in KC, but don't know anyone in Portland!  Good luck in your endeavors!

I'm local as well and have lived in Independence my whole life.  I've always heard most of Sugar Creek is a pretty rough part of town. One agent recommended stay East of Cedar St, and others have said stay out of Sugar Creek altogether.  I'd be interested to hear any input on the area, and experiences with rental properties in that location.

Also for plumbing, I'd recommend Val Gross Plumbing (816) 875-9299, which I've used in the past. Sometimes on the higher side with quotes, but great guys, great work and honest people.

Haven't done any flips yet but I buy and hold in Independence, MO. Getting ready to close on 4 SFRs this month in Independence. That's my target area,  since it's where I've lived my whole life. 

Independence is a really hard city to comp in some areas. Prices can widely vary literally from street to street in the same neighborhood.

 Always looking for more good deals, so keep me in mind!

Are you looking to buy  or rent? 

would you be interested in renting in  Independence MO? I have a couple houses coming available soon, and a really nice apartment right off the downtown historic square in Independence! Rent ranges between 650-800.
