What did you think of the triplex in Independence?  I think I know the one you're talking about that just popped on the market, a little rough, but could be a good deal... Maybe... Lol.

Hi Mike, I would recommend looking into a low down payment owner-occupied FHA 3.5% down payment loan, or a conventional 5% down payment loan if you are going to live in the residence. You can get these type of loans for up to four units for house hacking. This would save on cash and allow you to use that for your flip project.

Also also, if the property you are purchasing needs rehab, try looking into the FHA 203k loan where you can wrap some of the rehab costs into the loan. There's LOTS of red tape and requirements, and LOTS of paperwork for the 203k loan, so do your research and see if it's worth it to you. This is how I got started in real estate! I house hacked with a FHA 203k loan on a fourplex. Good luck!

Admiral Roofing has done three roofs for me this month, and four more to go!  Super fast and reliable, this is a small company, NOT a large GC that subs out the work and charges outrageous prices. Highly recommend.

Just saw this, have you decided yet?.  110k seems high for a duplex in Independence unless it is much newer.  I'm from Independence and know the area well.  Do you mind sending me the address in a PM?  I've be happy to tell you my thoughts on the deal and area.

I have a 2 bed 1 bath house for sale in Independence. Good area, good schools. Should rent for $750-$800

New Carpet, New tile, new paint, SS Fridge included. Nice house, nice lot.

Asking $58k.  Bigger Pockets members get first dibs--not yet listed anywhere else, but will be soon...
