depending on the type of insurance you want, you could lower your rate by going with a lower cash value replacement rather than insuring at full rebuild cost. (I.e insure the rental for what you bought it for, let's say 50K. Rather than insuring it for what it would cost to rebuild if there was a total loss, let's say 100 k)

Ask your insurance broker about this option. Also I found Farmers Insurance to have the best rates when I shopped around last year. Try Colby Yoder Farmers Insurance, ask for Taylor ludlam and mention my name. Taylor is very quick to respond, very helpful, and that's who I use for all my rentals... Well most of my rentals. Born and raised in Independence, MO.  I'm always looking at properties on Independence, and that's where I focus my real estate investments. Happy to give my insights.

Some decent deals to be had, but the neighborhoods vary so dramatically Street by Street sometimes. I've seen a lot of wholesalers try to sell to out of state investors for up to 2 or 3 times more than what you can find on MLS at retail value. ...Also in some pretty craptastic areas... So just saying, be careful.

I have 4 rental properties in North West independence that have done pretty well so far, but not up in Sugar Creek. Tenant screening is key though. You do still run into meth heads in that area. (From my experience with showings and what my tenants tell me.)

I've been intrigued by Sugar Creek, but have also heard mixed/bad reviews.  I know some properties and streets look pretty run down, and some pretty shady areas... I haven't pulled the trigger on buying there yet.  I too would be interested to hear more from other investors on experience with Sugar Creek real estate.

make sure you run your own comps with a third party agent, or yourself. I've seen some crazy overpriced houses from turnkey providers in the Kansas City suburb area where the streets they were trying to sell were in bad neighborhoods with low comps.

this one looks very interesting too and it's about an hour north of you in Jackson

Of course, I know nothing about these areas and your market, so you'll have to ask a realtor for insight and do your own due diligence. Just thought it would be interesting to throw out those Fannie Mae properties above. Good luck!

yeah man, sounds to me like you needed a good local realtor/agent to show you houses,  give advice on properties/locations, and answer your property specific questions.

The websites/apps I mentioned anyone can look at, but with Fannie Mae, HUD, and MLS listings, you're really going to need an agent to set up showings and make offers for you.

Check out this house which is about an hour and half from you. I just found it on Fannie Mae website. Looks like it needs a roof and a little work, but could be good deal! Right now it is owner occupied bidding ( indicated by the first look icon), but afterwards if it isn't sold then investors can bid on it.
