I just closed on my first deal today!!! I can't believe I did it. I would like to thank all of investors on biggerpockets that helped me when I had questions. Picking up the check in the morning and then picking up my bandit signs. Gotta Keep it going. :D

Congratulations!

How did you find your buyer?
I have several rentals, but know I have contracts on 2 houses I intended to flip. I am considering wholesaling them but I don’t really know other investors.

I found my buyer from craigslist, craigslist is a good place to post your properties this is where alot of investors are looking for deals. Also try Postlets this site actually gives you a nice template to post your home on craigslist.Best of all this is completely free.

Fantastic, Dwaun, you should definitely be commended on multiple fronts:

* You did research initially that cost you NOTHING.
* When you wanted to dive a little deeper, you went to Ebay to purchase some info at pennies on the dollar.
* You figured out how to use Postlets, create a nice ad, market effectively through CL, etc.
* You didn't give up when you hit some setbacks on your deal. You kept your wits and determination, got creative, went back to the seller, pushed through. Just awesome.

I predict........ you will do well, my friend!

Great Job.... Keep Smiling and praying you will go far...

I'm working on my first deal in a few years..things have changed in the market..so wish me luck. I'm wholesailing a bank property presently I'm reviewing properties ,price and comps..I feel like I can't make a mistake with this. I know I got to make offers on a lot of properties before I get one excepted by the bank..I want to make sure I have a buyer to purchase once we have an approved offer.. Can anyone help me refresh my self on how to prepare for my back up buyer?
