Long time no see BP, missed you guys so much I have decided to jump back into the real estate game. I recently put out some Bandit Signs and I have a few hits. One is a gentelman who owns a doublewide that is in need of some major work. So I go out and take a look at the place and start asking him the necessary questions. Turns out there is no Title on the mobile home. He states that he purchased the home from a "friend" from work but she never gave him title. This seems really fishy BS detecter went up quickly. Should I pursue this deal, I have a buyer that would be all over it. Getting back in I am kinda pressing to get a deal so I can really get back up and running.

I found my buyer from craigslist, craigslist is a good place to post your properties this is where alot of investors are looking for deals. Also try Postlets this site actually gives you a nice template to post your home on craigslist.Best of all this is completely free.

One day I was browsing Youtube and somehow I came across a very attractive young lady named Steph Davis speaking about flipping properties. I must admit the I had to watch the videos a couple times because I didn't really grasp the content so to speak(I was kinda distracted). But anyway I just started watching videos From all the gurus' Steve Cook,Steph Davis, Marcell Umphrey Preston Ely, and some others. I also read a couple of books ordered a course off of ebay. And went out and made offers.I will probably pick up another course or two and keep the knowledge coming. Hope this helps.

I sent out some direct mail letters about a month ago and only one owner replied. Turns out he has two properties that he was looking to unload, both of these properties are historic homes in need of repairs one more than the other.

So I get the properties under contract run some comps and start marketing. I get alot of looks but know one bites Turns out as a newbie my comps weren't as accurate as I thought. So I go back and renegotiate the contracts with the seller and start marketing again.

A week later with more accurate comps I have a buyer he gives me a 2,000 dollar earnest money deposit signs the assignment clause and then...BANG!!! Title problems, seems the lot description was recorded improperly three different times during the last closing in 2008.

The deal was dead in the water because no title company would touch this thing. Then my prayers were answered and the owner found the original title insurance policy. So a week later the deal was back on and we closed today.

This has to be the greatest feeling in the world. I can't wait to do the next one. Thanks again to all those that helped me.
