In Georgia it is a 60 days notice. I am working on one now. Today is the day he is supposed to be out of the house.

I also have used both. My direct mail looks personal. Handwritten with real postage stamps. I get a much better open rate

It free to watch and you can learn something. One thing I noticed is few of the rehab actually show a sale. The show are mainly for entertainment.

I agree with Keith. All my leases have a clause allowing entry with reasonable notice. You would think with a notice of eviction she would come around without having to evict.

Well you did better than me. My first property was a $6,000 REO that I held for one year. The property tax was $2,500 per year

Well it would depend on the property. You see so many apartments that have "a brand". If it's commercial then branding could be another source of revenue just like cell towers, antenna and signage near freeways.
